Sandpiper Surf is a beautiful, beachfront home with plenty of space to host a crowd. Enjoy the gulf sunsets from our spacious balcony, with chairs and plenty of seating to watch the surf and the golf carts roll by on the sand... Our home boasts a light-filled open-concept living space, with gulf views from all directions. Full-length windows from the living room, dining room, and kitchen allow you to take in the sun, sand, and surf from inside the house. Guests can cook and entertain while socializing and enjoying the views. Our kitchen is fully stocked with everything needed to host a crowd. Plenty of serving pieces, cooking utensils, small appliances, a coffee station, dinnerware with kid-friendly options, and glassware for all occasions. We have four king bedrooms, 3 are ensuite, and three kid-friendly sleeping spaces with custom bunks. All rooms have Roku smart TVs, bedside charging stations, 100% cotton linens on beds with high-end quilts, and custom decor. You'll find a private office space with a desk, chair, and printer which leads up to a fun attic sleeping space with three twin beds. There is a 42in Roku TV for kid movie nights and entertainment. We have plenty of parking onsite, a tiki bar, Hot Tub for 8, string lights for atmosphere, outdoor tables, swing chairs and hammocks, and a custom kitchen. Our garage doors roll up to allow fun and games at our ping pong table adjacent to the bar and the outdoor space. It's a quick three-minute stroll to the neighborhood beach walkover and a five-minute walk to Gregory Park. The park has a covered basketball court, a soccer field, and a baseball field. Golf cart-accessible beach access is at the opposite end of Trinidad Drive, just a short drive down the street.
House Rules
******* ADDITIONAL IMPORTANT DETAILS / HOUSE RULES********* BY STAYING AT OUR HOUSE, YOU ARE AGREEING TO THESE RULES *Booking*-Person booking must be at least 21 yrs of age, have a government-issued ID, and must be staying the entire booking period at the house. Please message us if you are under the age of 21 to discuss possible options. *Travel Insurance*-We highly recommend travel insurance to protect you from any unforeseen events that may prevent you from traveling during your reservation window. Airbnb offers a policy for purchase upon checkout. We are sorry, but we cannot offer refunds for cancellations that fall outside of what is stated in our cancellation policy. We have our cancellation policy set to firm: -Full refund if cancellation is within 30 days of check-in. If check-in is less than 30 days away then, -To receive a full refund, guests must cancel within 48 hours of booking, and the cancellation must occur at least 14 days before check-in. -If you cancel between 7 and 14 days before check-in, the host will be paid 50% for all nights. -If you cancel after that, the host will be paid 100% for all nights. Our cancellation policy will stand in effect in the event of any natural disaster, personal illness/accident, or anything preventing you from traveling or honoring your reservation. For this reason, we highly recommend you purchase Airbnb's travel insurance as protection. *Occupancy*- We allow up to 19 guests, we will have to ask you to leave without a refund if you bring more guests than stated on the reservation. If you need to add people to your reservation after booking, please message us to add them to the reservation, we are happy to adjust it for you, but please do not just bring more than you book for. *Rental Agreement- We require guests to sign our rental agreement. You will receive a message after booking with a link that will take you to the guest portal for signature of the agreement. Please note: You WILL NOT receive the message with door codes for entry to the property on the day prior to check-in, if the rental agreement is not signed. *Check-out*- Our check out time is 10 AM, please respect this. With a large house, it takes our cleaners the entire time before next guest check-in to clean and prepare the property. If you stay past 10 this gives them a late start and can affect the check-in of the next guest. We will charge a late check-out fee of $150 for anyone leaving the property after 11am. Please respect the pre-check out process outlined in our guest manual-take out trash, clean dishes and start the dishwasher, leave dirty towels by washer and start one load, leave sheets on beds, remove and discard perishable food from refrigerator. If the property is left in a state that requires our cleaners to do any cleaning that results in them charging an extra fee, then we will pass that fee on to the guest. *Beach Access* There is public beach access for all homeowners and guests of Sandpiper subdivision just a two-minute walk down the street. Find the pink house on the left, across from the intersection of Barbados and Trinidad, you will see the walkover on the left. PLEASE ONLY USE THIS WALKOVER TO ACCESS THE BEACH. PLEASE DO NOT USE THE WALKOVER ON THE PRIVATE PROPERTY NEXT TO OUR HOUSE. *Hot Tub* ***Use the hot tub at your own risk. The hot tub is cleaned prior to your arrival. it may take 4-6 hours to heat up to 100-102 degrees. If another guest checked out on the day you arrive, it may not be until late that night that the tub is up to temp. Please don't turn the spa higher than 102 F and leave it on 99 F when you are done using it. Please replace the cover after each use. FOLLOW ALL SAFETY RULES ON THE HOT TUB SAFETY SIGN! -Shower with soap and water before you come in. -Enter and exit the hot tub slowly and use the stairs -No jumping or diving -Do not bring glass in or near the hot tub -Do not use alcohol or substances that can cause CNS depression before using the hot tub -Elderly persons must consult a doctor before use -Pregnant women should consult a doctor before use. -Children under the age of 18 must be accompanied by a responsible adult. -Do not enter if the temperature is over 104F -Limit your soak to 15min and cool off before re-entry. -Do not sit or lie on the spa cover. A broken cover will be replaced and charged to the person booking the reservation. -Turn off jets after each use -Do not use soaps or oils in the hot tub. *Note that there will always be some sand in the hot tub. The hot tub gets serviced and cleaned after each guest, but sand stays in the lines and shoots out of the jets when they run so there will always be a bit of sand* *Damage to the tub requiring repairs or excessive cleaning/draining that is necessary from not following above rules, these costs will be at the expense of the guest booking the reservation. Extra cleaning fee due to not rinsing self tanner or sunscreen that requires draining of tub will require an extra cleaning fee of $500* *Parking* We have plenty of space for off street parking. We will allow up to 6 cars, no more. If by chance your party is at guest capacity and will exceed this number of vehicles, please message me and let me know so we can discuss parking arrangements. Please do not park on the street* *Camera*- We have one exterior security camera at the top of the stairs facing the stairs as you walk up to the deck. This is for safety, and it should be on at all times. If it loses power, either by the switch being turned off or the wires being disconnected, I will try to contact you or check in with the neighbors or police to make sure everyone is safe. *Parties*- I do not allow parties. Please respect our neighbors, there are local full-time residents, and take all conversation and music inside between the hours of 10pm and 8am. *Septic*- We are on a septic system. Our home does not have a garbage disposal. Please do not put any food items/sand/grease in the sink. If the the sink gets clogged with any aforementioned debris a plumber will be called to manage it at the cost of $500 to the guest. Please flush ONLY toilet paper down the toilet. Baby wipes and feminine products should go in the garbage cans. *House Propane*- There is a large, 100 gallon, propane tank under the house near the outdoor kitchen. This tank powers our hot water heater and our outdoor kitchen. Please DO NOT ever turn the knobs or adjust the controls in any way without first contacting us. If you feel there is a safety issue or you detect a leak and you wish to turn it off immediately, please contact us right away and we will send service out to the home. *Smoking*- Absolutely no smoking or vaping in the house or on the decks or balconies at any time. If this rule is violated, you will lose your security deposit and be asked to leave without a refund. *Cargo Lift*- House cargo lift is unavailable to guests. It remains locked at all times. *Fireplace*- The home has a gas fireplace, but it is nonoperational for guest safety and insurance purposes. Please do not attempt to light it, Thank you *Hot Water Heater*- We have an on demand hot water heater in the home. It has the advantage of providing unlimited hot water at all times, but there are a couple things to know: 1. It is gas powered and the large propane tank below the house is where the gas comes from. Please do not ever turn that gas supply off or touch the propane tank, or you will not have hot water. If ever there is a concern with the gas supply at the house or if you detect any type of leak and have to turn it off for safety reasons, contact us immediately so we can get a service person out to take care of the issue. 2. If the power ever goes out on the peninsula (it doesn't happen often), the igniter, which is powered by electricity, will not work so the hot water heater will not start and it will give an error code. Our home offers direct beach access at the walkover for the subdivision, two minutes down the street. Head to the pink house at the intersection of Barbados and Trinidad, you will see the walkover on the left. Our Minimum Age to Book is 21 ***PLEASE NOTE*** Do not use the walkover on the property directly in front of our home. This is private property, the walkover is in our neighbor's yard, and it is not for public use. Thank you

We are a quick drive off HWY 87 at the end of a Cul-de-Sac. You can easily walk to the beach access walkover in our subdivision or take a golf cart just down the street and onto the beach. Driveable beach access is three streets over on Clara, which is accessed from going out to HWY 87 and turning right.
